10 Things to Keep in Mind During the Renting Process
by Brian Kroker
Searching for a new apartment can be an overwhelming and scary experience. There are so many factors to consider when choosing a new place to call home. Luckily, we're here to help. Here are a few things to keep in mind that will hopefully make the renting process a lot less stressful.
1. Start your search early. Procrastination is a vice of most people, but it is important that you start your search at least three months before you need to move. By securing a place early, there will only be packing to do in the last few months, not apartment hunting.
2. See the space. When considering renting an apartment, make sure you see the actual unit that you will be renting. Pictures do not always accurately reflect everything a space has to offer. Touring the apartment will give you an opportunity to visualize what it would look like if you lived there and whether it will be able to accommodate all the stuff you have accumulated over the years.
3. Make sure it is in your price range. You have to consider whether you are going to be able to afford your rent payments each month. Late rent payments result in additional fee and can eventually lead to eviction. If you find a place that you love but cannot afford, consider finding a roommate. This way you can have your dream apartment and afford it too.
4. Find out what utilities are included. Some apartments have certain utilities included in the rent price. Make sure to as the leasing agent or property manager what is included. Also remember to factor utility expenses into your overall renting cost.
5. Check to see if the building is safe. Besides making sure that your potential apartment is safe, you should evaluate the building itself. Make sure the main door to the building is locked and secure. The entrance and hallways should be well lit.
6. Ask current residents about their experiences. Current residents are a valuable source of information. Ask them about living in the building, the property management staff, and any other questions you might have for them.
7. Make sure you like the neighborhood. Consider the location of the apartment and the area that it is located in. It is important that you feel safe in your surroundings.
8. Evaluate the property management staff. When searching for your new apartment, consider the attention that the staff gives you. They should be friendly and there to help you. Your property manager is going to be the one responsible for handling your maintenance requests and other apartment related issues, so you want to make sure they are pro-active and attentive.
9. Read what you are signing. Before putting your John Hancock on anything, make sure you understand the terms. Read over the lease and ask any questions that you might have regarding the terms. It is a legal document and it is important that you understand your rights and obligations.
10. If you have any questions at all, ASK. Just like they used to say in grade school, "there is no such thing as a dumb question" especially when there is a large financial commitment involved.
